A Performing Commercial Real Estate Loan Can Still Be Unrefinanceable

Fast Commercial Capital has published a new commercial real estate capital analysis examining why a loan can remain current while the underlying property is no longer positioned to refinance successfully at maturity.

The analysis explains the difference between payment performance and refinanceability. A replacement lender must make a new credit decision based on current net operating income, debt-service coverage, debt yield, valuation, occupancy, sponsor liquidity, interest rates, and leverage requirements.

Recent August 2026 CMBS data identified approximately $962 million of severely impaired near-term maturity balances that are reportedly still performing. The findings demonstrate why commercial real estate sponsors should identify refinancing gaps before maturity becomes an emergency.

Potential strategies may include additional equity, an extension or modification, debt restructuring, bridge capital, recapitalization, preferred equity, operational improvements, or a property sale.

A performing loan is a positive starting point. It is not proof that the property is ready to refinance.
