A proposed commercial-property loan amount needs to be reconciled with its uses of funds. In a new commentary, Don McClain illustrates how an existing payoff, transaction costs, and a required reserve affect the cash remaining for other purposes. The example is explicitly hypothetical: a $1 million loan leaves $125,000 after an $800,000 payoff, $25,000 in costs, and a $50,000 reserve. It does not describe an available financing offer. The comparison then extends to costs paid separately, reserve-release conditions, payment structure, and maturity. Using the same categories across proposals helps a property owner identify the differences that require further review before a decision.
