Rising Commercial Real Estate Loan Balances Do Not Mean Every Property Is Easier to Finance

New Federal Reserve data show that commercial real estate loans held by U.S. commercial banks increased to approximately $3.123 trillion for the week ending July 29, 2026.
Although the increase demonstrates that banks continue to deploy capital into commercial real estate, aggregate loan growth does not mean every borrower or property now has easier access to financing.
The Federal Reserve’s July 2026 Senior Loan Officer Opinion Survey found that some commercial real estate lending standards eased during the second quarter. However, current standards remain toward the tighter end of their historical ranges, particularly for construction and land-development financing.
Property cash flow, debt-service coverage, leverage, sponsor liquidity, borrower experience, documentation, construction risk, and the credibility of the exit strategy continue to determine whether a transaction can be financed—and on what terms.
Commercial real estate owners approaching an acquisition, refinancing, loan maturity, recapitalization, or construction closing should evaluate their capital strategy before financing becomes urgent.
Preparation creates options. Urgency usually reduces them.
