The Growing Gap Between Property Values and Lending Proceeds
Commercial real estate owners across the country are increasingly discovering that property value does not automatically determine loan proceeds.
While many assets have maintained value, lenders are often providing significantly less financing than they would have several years ago due to higher interest rates, lower leverage requirements, tighter underwriting standards, and increased emphasis on cash flow and risk management.
According to Don McClain, Founder & Principal of Fast Commercial Capital:
"Many borrowers focus on property value. Lenders focus on risk. In today's market, those are often two very different conversations."
This trend is becoming increasingly visible as commercial real estate loans mature and borrowers seek refinancing solutions in a more conservative lending environment.
Many property owners are discovering that replacement financing may generate significantly lower proceeds than their existing loan balances, creating capital structure challenges that often require:
-
Additional Equity
-
Bridge Financing
-
Mezzanine Financing
-
Preferred Equity
-
Joint Venture Capital
-
Loan Modifications
As a result, structured capital solutions are becoming increasingly important components of successful acquisitions, refinancings, and recapitalizations.
According to Don McClain:
"Today's market requires more creativity than many borrowers are accustomed to. The transactions that close are often the transactions with the most thoughtful capital structures."
Why It Matters
The growing gap between property values and lending proceeds is likely to remain one of the defining themes of commercial real estate finance as large volumes of commercial debt approach maturity.
Borrowers who understand how to optimize capital structures and access multiple sources of capital will often be best positioned to navigate today's financing environment successfully.
