Commercial real estate owners across the United States are facing a growing wave of loan maturities at a time when interest rates remain elevated, lender leverage has declined, and refinancing proceeds frequently fall short of existing debt balances.

As a result, many commercial real estate sponsors are increasingly utilizing bridge loans, mezzanine financing, preferred equity, and other structured capital solutions to address refinancing gaps and execute long-term business plans.
